Tenant Information
Rent
Rent must be paid in FULL prior to key collection.
Key Collection
The lead tenant will need to collect the keys on 1st July between 9am and 5pm. The lead tenant will then be responsible for handing out the keys to other members of the group
Cleaning
The outgoing tenants should have left the property in a clean condition. When you go to the property and find it has not been cleaned then we can either arrange for cleaning to be undertaken at the earliest opportunity or the group can undertake cleaning at an agreed payment.
Utilities
Ensure that you take your own meter readings for all utilities (gas, electric and water). You will need to notify the existing utility providers of your details and the start date of your tenancy. You are NOT liable fro any outstanding bills for any period prior to the start of your tenancy.
Council Tax
As a student you are not required to pay council tax. However, you do need to inform the Council that you are resident in the property and the starting date of your tenancy. Otherwise you may receive a council tax bill.
Inventory
When you pick up your keys, you will be provided with an inventory. The lead tenant with members of the group need to ensure that this is returned by the 3rd July. Please ensure that all members of your group are available to do this. Alternatively missing individuals need to give their authority to their co-tenants to inspect the house and sign the inventory.

Deposit Insurance
All deposits are registered with and insured through the www.mydeposit.co.uk
What do you need to do to get your deposit back in full?
Your property will be inspected at an agreed date and will then provide you with a checklist of items that need to be completed by the end of your tenancy
Key Return
All keys must be returned by 10am on 30th June.
Late key return will incur charges, as locks and keys may need to be changed.
Deposit Return
We will ask the lead tenant to provide is online banking details (BACS). All deposits will be returned to the lead tenant, who can then distribute the funds to the other tenants in the property. We aim to return deposits within 10 days of the end of the tenancy contract.
